Rental Marketing

We will market the properties through several resources (our website, our social media, signs on the property, etc) and will assist you with establishing fair market rental value for each rental unit.

Each maintenance issues is answered within 24 hours and usually answered same day. The requests are logged in Appfolio, which memorializes when the request was first made.

Tenant Screening

This can vary but what is consistent is if the tenant follows our directions during the screening process. We verify income, employment, check landlord references and do credit, criminal and eviction check.

Inspections

We have the tenants fill out a move in inspection report when first taking possession of the property. We also conduct quarterly inspections inside and outside the home. We inspect for items that would need repair.

Rent Collection

We have most tenants set up on auto payment. After the 5th of the month, rent is considered late and late fees go into effect. We contact the tenants to get an understanding of when rent will be paid.

Enforcement

Tenants and property managers are bound by the Lease terms. Any lease violations are handled promptly We will offer a human touch but point to the Lease as necessary to remind tenants of the terms the agreed to.

This place is great if your an RU student. I found a nice place post on collegepads and Melissa got to me right away, she told me touring schedules and even showed me similar properties to what me and my roommates were interested in. Then me and my roommates toured the houses with Alexa who was really helpful and supportive throughout the whole processes and helped us secure the perfect house within five days. Even when I had issues certain things she was extremely quick to help and we sorted everything out super fast. I really recommend. Me and my other 4 roommates are more than satisfied with our experience.
